London Yard Policies

As a resident of London Yard, you must also ensure you are familiar with the policies of London Yard.

In June 2009, London Yard Management Company Ltd released a new parking policy better suited to the needs of London Yard today. Version 5 was released at the beginning of May 2011. Both are now superseded by Version 6.1, released at the beginning of April 2014. The aim of the parking policy is to be fair and considerate to the needs of residents, visitors and shoppers; to maximise the available parking space across London Yard whilst improving the general standards and appeal of the development to the benefit of current and potential leaseholders, freeholders and tenants. A number of other initiatives were implemented in 2009 and remain in place, namely:
  • New and improved parking permits to reduce forgeries.
  • A more rigorous process for permit application and issue.
  • Marking of parking bays and no-parking areas across the development.
  • Improved signage relating to parking.
  • Designated parking areas for use by staff of the commercial premises.
  • Improved enforcement of the parking policy by a licensed third party specialist.
Enforcement will be through a third party ticketing company, full details of which are in the policy document. We have also created and published a set of FAQ’s to help.

The Working Regulations were created in 2010 in response to multiple issues with inconsiderate working by contractors and leaseholders. If you are going to be doing any work that is beyond the scope of works permitted within the terms of the lease or you engage contractors to work within the development, you must adhere to these regulations.

The Breach of Lease or Deed of Covenant is in response to a significant number of such issues.

The Debtors’ Process is in response to a significant number of shareholders who have not regularly paid their service charges and this process is in place to ensure that debt is kept to a minimum.

London Yard maintains a responsible and “green” approach to its waste. The attached document shows the location of all the rubbish and recycling bins within London Yard by block. Please ensure you familiarise yourself with these locations.

On page 2 of the attached document are strict guidelines you must observe when disposing of waste. Please note the free service number for council collections. Any waste not disposed of properly has to be disposed of at the expense of all shareholders so it is in all our best interests that you comply.

If you have any concerns regarding types of waste and the disposal thereof, please do not hesitate to contact our managing agents, Parc Properties.

This is in place and enforceable to ensure that both the properties of the London Yard Management Company and the terms of the individual leases are met. It also seeks to ensure that any anti-social behaviour by shareholders and tenants is dealt with quickly and effectively. It has been updated as at August 2011 and now shows clear reference between the requirement and the legal framework that enforces it, i.e. the lease or deed of covenant.

In 2009, the current Board started to send out newsletters to all shareholders informing them on changes, news, events etc. The Board continues to receive positive feedback on these newsletters and has undertaken to continue to produce them for as long as resources allow. The newsletters are send to all shareholders as part of the quarterly service charge demands. Copies are now on this website, links on the right hand side of the page give access.

Much of the information in these newsletters is also useful to tenants and so the Board, in addition to the newsletters, provides an abbreviated version for tenants which is posted in the lobbies of all blocks and by the Security Hut.

The Board is always seeking to improve its communications so if you have any constructive feedback, please email directors@lymc.co.uk or contact Parc who will forward the feedback on. Also, if you would like to help with the creation and production of this newsletter, we would be very pleased to hear from you.

Our new Welcome Pack is now available for use whether you are a new shareholder or tenant in London Yard. It contains helpful advice on how to get the best from owning and/or living on London Yard.
